On Miami Beach, Florida’s, star-studded North Bay Road, a two-story waterfront residence showcases Tropical Modern design executed with the highest level of craftsmanship.
From the moment of arrival, water defines the experience. A dramatic entryway features twin reflecting ponds and a cascading waterfall. Inside, spaces flow around a central courtyard with a reflecting pond, green wall, and sabal palms visible from every public area. The design makes the house appear to float, with water visually continuing through the interior to the pool terrace and into Biscayne Bay.
The Lautner-Edge infinity pool enhances this effect, its dark finish creating a glasslike surface that mirrors the architecture. Notoriously complex to execute, the Lautner edge here incorporates an overflow system, adding technical precision to the visual drama. Additional water features and floating stepping stones integrate seamlessly with the landscape, demanding meticulous detailing and coordination.
Sustainability was central to the design. The home sits at the maximum elevation permitted for flood resilience and features high-efficiency HVAC, advanced glazing, LED lighting, and complete on-site water retention.
The result is a residence that doesn’t simply sit on the water’s edge, but seems to rise from it — a lasting statement of craft, sustainability, and design vision.
